Google India Extends Mumbai Office Lease to Pay Rs 3.55 Crore Monthly Rent

Mumbai, 13th February 2025: Google India has extended its lease for approximately 1.11 lakh square feet of office space in Mumbai’s Bandra-Kurla Complex (BKC), agreeing to a monthly rent of ₹3.55 crore.

Additionally, Google Cloud India has renewed its lease for office space in the same area, committing to a monthly rental of ₹1.24 crore. Both companies are leasing their respective spaces at a rate of ₹320 per square foot.

According to real estate consultancy firm Square Yards, the lease renewals were officially registered in February 2025 after reviewing property registration documents.

The office spaces are situated within the First International Financial Center (FIFC), a premium commercial complex spread across 1.99 acres in BKC.

Google India’s lease renewal covers a total chargeable area of 1,10,980 square feet across two floors in FIFC, with the agreement set for five years starting June 2025. The lease includes an escalation clause, increasing rent by 15% after 36 months, and requires a security deposit of ₹9.64 crore.

Similarly, Google Cloud India has secured a lease renewal for 38,678 square feet of office space on a single floor within FIFC. This agreement, also valid for five years from June 2025, follows the same rental terms, including a 15% increase after 36 months. The security deposit for this lease stands at ₹3.13 crore.
