ED Attaches Rs 7,500 Crore Worth of Anil Ambani’s Properties, Including 132 Acres in Navi Mumbai

Mumbai, 3rd November 2025: The Enforcement Directorate (ED) has attached assets worth ₹7,500 crore belonging to Anil Ambani’s Reliance Group in connection with a money laundering probe linked to loans from Yes Bank. The attached assets include 132 acres of land inside Dhirubhai Ambani Knowledge City (DAKC) in Navi Mumbai, valued at ₹4,462.81 crore.

According to a report by the Economic Times, the attachment order was issued on October 31 under Section 5(1) of the Prevention of Money Laundering Act (PMLA), 2002. Earlier in the day, the agency also attached over 40 other properties of the group, including Anil Ambani’s 16,000-square-foot residence, Abode, in Mumbai’s Pali Hill area, collectively valued at ₹3,084 crore.

With this, the total value of assets attached from the Anil Dhirubhai Ambani Group has reached approximately ₹7,500 crore. The ED has termed the move essential for “recovering public money diverted from loans obtained from Yes Bank.”

ED Alleges Diversion of Yes Bank Loans
The ED’s investigation found that between 2017 and 2019, Yes Bank invested ₹2,965 crore in Reliance Home Finance Limited (RHFL) and ₹2,045 crore in Reliance Commercial Finance Limited (RCFL). By December 2019, these loans turned into non-performing assets (NPAs), resulting in losses of over ₹2,700 crore for Yes Bank.

Investigators allege that these funds were diverted to other Reliance Group entities through shell companies and fraudulent transactions. The agency said loan applications were processed, approved, and disbursed on the same day, with several missing or blank documents — calling it an “intentional control failure.”

The ED described the scheme as “well-planned and orchestrated,” involving misleading banks, investors, and regulators. The agency has also found cases of loan evergreening, where new loans were used to repay old ones.

Properties Across India Under Attachment
The attached assets span major cities including Delhi, Noida, Ghaziabad, Mumbai, Pune, Thane, Hyderabad, Chennai, Kanchipuram, and East Godavari. They include residential properties, office spaces, and land parcels.

Anil Ambani’s Mumbai residence, Abode, has drawn particular attention due to its high-profile nature. The luxury home, which Ambani shares with his wife Tina Munim Ambani and sons Jai Anmol and Jai Anshul, features a helipad, gym, swimming pool, and private car lounge.

Multiple Agency Raids Since July
On July 24, the ED conducted searches at over 35 locations linked to Anil Ambani’s Reliance Group and about 50 associated companies. The Central Bureau of Investigation (CBI) followed with a raid at Ambani’s residence on August 23.

The CBI has filed two FIRs in connection with loans disbursed by Yes Bank to RHFL and RCFL, naming former Yes Bank CEO Rana Kapoor. Agencies such as SEBI, the National Housing Bank, and the National Financial Reporting Authority have also shared inputs with the ED.
