MHADA to Rent Out Unsold Flats, Online Portal Expected Before Diwali

Mumbai, 2nd September 2026: In a major move aimed at making better use of its vacant housing stock, the Maharashtra Housing and Area Development Authority (MHADA) has decided to offer flats that remain unsold through its various housing lotteries on a rental basis.

Hundreds of MHADA homes across different housing boards have reportedly remained vacant after failing to find buyers. High property prices and other factors have made it difficult for several prospective buyers to purchase these flats, prompting the housing authority to explore an alternative model.

According to available information, MHADA is developing a dedicated online portal through which vacant flats will be made available on rent. The portal is expected to become operational before Diwali.

The initiative is expected to benefit people who are unable to afford purchasing a house in Mumbai but require affordable rental accommodation. Mumbai’s high property prices have made homeownership increasingly difficult for a large section of the population, forcing many residents to depend on rented housing.

Focus on Rental Housing

Reports suggest that nearly 25 per cent of families in the Mumbai Metropolitan Region live in rented accommodation. The city continues to attract a large number of people for education, employment, tourism and business opportunities, resulting in a growing demand for rental homes.

Considering the increasing population and housing requirements, the government has also given special importance to rental housing in its new housing policy.

Online Process to Reduce Dependence on Agents

The proposed MHADA rental portal is expected to simplify the process of finding and renting a house. Prospective tenants will be able to complete several formalities online without depending heavily on property agents.

The digital platform is also expected to facilitate procedures such as rental agreements, police verification, stamp duty and other necessary documentation online. Officials believe the initiative will help save time, reduce paperwork and minimise the inconvenience faced by tenants.

The move is being seen as a significant step towards better utilisation of MHADA’s unsold housing inventory while simultaneously creating more organised and accessible rental housing options for citizens in the Mumbai Metropolitan Region.
